White glove onboarding
Our onboarding is complimentary, and includes many high value items. Guess what, we have certified home inspectors on staff and complete county-mandated inspections in-house. We draw up the house and site plans county requires, help with document preparation and/or filing as the case allows, and of course provide professional photographs (often both daytime and evening sets) and marketing copy – to promote your property in the best light, as widely as possible.
Fully deployed marketing
You wouldn’t light a lamp to hide it under a bench. And neither would we. Our properties are present on all the larger vacation rental channels, and we also have our own marketing pages for each property that are directly integrated into google search, to capture the flow of guests as they just begin to look for their vacation rental. Different marketing channels have different pricing models. Our site is free to you, but traffic comes at a cost; airbnb costs are different than vrbo, which are different than booking.com, etc. Some owners want to avoid specific channels, and we will work with you to deploy according to your preferences if that is the case.
Expert pricing
There are many pricing tools on the market, and using the correct tool, one will beat pricing without them. But some are a net negative, and none of them can substitute professional sense and judgement. We use pricelabs.co specifically because of the extensive customizability. We maintain a rigorous schedule of pricing reviews, and continuously refine our strategies based on real-time market activity.
Owner usage
Owners can of course use their home whenever they want, and the process of blocking out dates is extremely simple. Although we understandably require all paid stays to be booked through us, you can block out as many days and stays as you would like. Although we strongly encourage longer term planning for best profitability, last minute bookings are no problem as occupancy allows. They just go into the system and everything continues humming along smoothly. We take care of the turnovers, and have very generous limits on blackout days before we charge a small maintenance fee. If you aren’t renting out and just want your property to be cared for while you are away, we provide those services as well.
Owner savings
We are focused on maximizing your returns in the simplest way possible. Vacation rental property management is obviously a major expense. We increase your returns by having robustly competitive pricing for our services.
Owner portal
Log in to your portal and you will have a dashboard with financial analysis, calendars reflecting upcoming books and services, as well as a history of your property. It is convenient and at your fingertips.
Secure check ins and check outs
We provide remotely controlled timed digital locks, with codes that invalidate and real-time alerts in case of problems. Our systems can integrate with many smart devices, so depending on your set up we can also set climate control and alarms etc automatically. We verify properties are secured after check out and there are no safety concerns. We also use the best damage claim processors in the business, so that we can manage damage claims without jeopardizing the review status of your property – because they fund without any interaction with guests or the channel where they booked. They literally never know a claim was made.
Immaculate cleaning
We have vetted cleaners who work conscientiously in efficient teams. We also have real-time monitoring and communication with them while they clean, to reduce inadvertent oversights to a minimum, immediate notification of damage or other items that might require immediate intervention of the management team, and of course further verification of properties to make sure the next guest feels pampered and at home when they arrive.

People on vacation want to sleep well. Depending on the circumstances, laundry will be processed either on or off site. It will be crisp, ironed, and fresh every time.
Inspect, inspect, inspect
Annual monitoring, seasonal monitoring, deep cleaning schedules, landscaping schedules, we believe in thorough oversight for the longest lasting and safest outcomes possible.
Et cetera
Trash, propane, septic, miscellanea. There is always more, and we will keep on top of your home maintenance as required.

Modern pricing algorithms do not work well, and sometimes work relatively poorly, without constant oversight, refinement, and tailoring to the local market and individual property. We work with each owner to create a personalized plan, but we strive to move beyond the metrics of maximum occupancy or highest nightly rate, to find each property’s highest and best use – its highest profitability.

Surf & Vine Vacation Rentals was created to fulfill those roles by Seth Cherney, current and/or past owner of local real estate and home inspection companies, and his own vacation rental projects. With extensive experience as a locally born and raised professional with experience in all facets of property profitability, longevity, and borderline obsession to detail in customer care, Seth makes sure every aspect of your home management is done right, without delay.
